What tiling actually costs in central Perth (2026)

Nobody likes ringing a tiler blind on price. These are honest ballpark ranges for the common jobs around the CBD and inner suburbs, GST included, based on what Perth tilers are charging in 2026. They’re a guide to keep you from being overcharged, not a quote. The two numbers that quietly swing a tiling bill hardest are floor preparation (ripping up old tiles and levelling what’s underneath) and tile format (large-format 600×600-plus and mosaics both cost more to lay than a standard 300×300). In the inner city, add a third: access. Apartment jobs with lift bookings, loading-dock time slots and nowhere to park a ute genuinely cost more to run, and a fair quote says so in writing rather than hiding it in the rate.

Ranges assume standard ceramic or porcelain and reasonable access. Central Perth work splits two ways: strata apartments, where waterproofing sign-off and by-law approvals add paperwork and lift access adds time, and the century-old workers’ cottages of North Perth, Highgate and Vic Park, where nothing is square and the floors have moved. A good tiler prices either after seeing the job, in writing, before starting. If they won’t, that’s a red flag (see below).

Don’t get ripped off: red flags

  • No waterproofing certificate for wet areas. Every shower and bathroom floor in WA has to be waterproofed to AS 3740 before a single tile goes down, and you should get the certificate or written confirmation for it. A tiler who shrugs at waterproofing is quoting you a leak that shows up in two years, in the apartment below or in your wall cavity, and in a strata building that’s a very expensive conversation.
  • A per-room price with nothing itemised. “Bathrooms are five grand” over the phone, sight unseen, with no square-metre rate and no line for prep or waterproofing, means the surprises get invented later. A real quote separates laying, prep, waterproofing and materials.
  • A big deposit up front. For home improvement work between $7,500 and $500,000, WA’s Home Building Contracts Act caps the deposit at 6.5 per cent. Anyone wanting a third or half of a bigger job before starting is either cash-flow desperate or planning a slow fade. Smaller jobs should still only carry a modest materials deposit.
  • Tiling straight over what’s there without checking it. Laying over old tiles or a cracked, drummy screed is sometimes fine and often a disaster, and the difference is whether anyone tapped the floor and checked levels first. In the old cottages around North Perth and Highgate, hundred-year-old floors are exactly where this goes wrong. If they quote without looking at the substrate, the fix comes out of your pocket twice.
