It turned up on both sweeps of this cluster and was deliberately left off the Stirling and Fremantle lists published earlier in the week rather than stretching either boundary to reach it. Why the list stops at four

Four operators in these suburbs hold a rating of at least 4.3, more than two reviews, and a street address published on their own Google listing. The fifth by weighted score, Trident Cleaning Solutions in a Bay View Terrace suite in Claremont at 5.0 from 16 reviews and 4.5690, is 0.0522 behind fourth; A Clean Window at 63A Selby St in Daglish, 5.0 from 11 reviews and 4.5495, is next again. Both are genuine gaps rather than measurement artefacts, so the list stops where the evidence stops. Widening the boundary south into Mosman Park would have produced more names, but Pure Clean Windows and MANTA Cleaning Solutions are already ranked on our Fremantle and Mosman Park page, and stretching a boundary to reach a number is padding, not ranking.

Would have ranked fourth, and it sits just 0.0030 behind the operator ranked fourth — closer than the measurement can resolve, so the order between it and fourth place would have carried no information at all.

What is actually regulated in Western Australia

Window cleaning is not a licensed occupation in Western Australia. There is no window cleaner’s licence, no registration scheme and no register to check a trading name against, which is precisely why this list ranks on review record and a verifiable address rather than on a credential. Any operator claiming to be a “licensed window cleaner” in this state is describing something that does not exist.

What is regulated is the equipment. WorkSafe WA’s high risk work licence classes page lists every licensed class: boom-type elevating work platform, concrete placing boom, cranes, dogging, forklift, hoists, pressure equipment, rigging and scaffolding. Window cleaning appears on none of them. The single class that can touch this trade is class WP, and WorkSafe’s own class sheet puts the threshold at a boom length of 11 metres or more.

So a two-storey house in Cottesloe cleaned from a water-fed pole or a ladder involves no licensed work whatsoever. The business still owes its workers training, instruction and supervision, and still has to keep its plant inspected and maintained — those duties sit on the business under the same WorkSafe pages and apply whether a licence is needed or not. That is the honest shape of the regulation here, and it is why the two checks on this page are the review record and the address.

What to ask before booking

  • Where do you work from? An operator that can name a street is one you can find again if a pane is scratched or a screen goes missing.
  • How will you reach the upper windows? Pole, ladder or platform changes the price, the time on site and the risk.
  • Are tracks, sills, frames and screens included, or glass only? This is the commonest gap between two quotes that look the same.
  • Do you carry public liability insurance, and for how much? Ask for the certificate, not the reassurance.

  • Who does the work? On a small operator the owner usually turns up; on a franchise or a labour-hire crew it may be a different person each visit.

Almost every quote in these suburbs comes down to how the cleaner reaches the glass. Cottesloe, Peppermint Grove and Claremont hold a great deal of two-storey frontage on narrow side setbacks, which pushes the work onto poles and ladders rather than platforms, while the newer Nedlands and Dalkeith rebuilds put full-height glass where a platform is the only sensible answer. In short: on a normal western-suburbs house nothing on this list requires a licence, so no operator should be quoting one as a selling point.

How this list was built

  • Weighted score, not raw stars. Each operator is scored with a Bayesian average that pulls a small sample toward the category mean, so 5.0 from 162 reviews outranks 5.0 from 16 instead of tying with it.
  • Four Google Maps sweeps. Searches covering Cottesloe and Claremont; Nedlands, Dalkeith, Subiaco and Claremont; the western suburbs generally; and Subiaco, Shenton Park, Wembley and Floreat, each scrolled to the end of the results feed. Thirty-four window cleaning listings were assessed in total.
  • Every place page opened. Search result cards are unreliable in both directions, on address as much as on category, so each candidate was checked on its own Maps place page before being included or excluded.
  • Address verified, not assumed. An operator is only ranked if a street address appears on its own Google listing. Four did; a phone number and a service area is not an address.
  • Locality checked by pin, not by name. Three strong operators were excluded on this test alone: Clarico window cleaning pins to Parkwood, Skyclean Windows to Hillarys and Crystalkleen Service to Kenwick, none of them the western suburbs whatever their search ranking suggests. Real Clean Cleaning Services and Nexus Kleen were excluded on category rather than location: Google lists the first as a house cleaning service and the second simply as cleaners, and neither is a window cleaning specialist, whatever its review record.
  • Nothing here was paid for. Placement on this list cannot be bought; paid placements are labelled FEATURED and sit outside the ranking.

Questions homeowners ask

Do window cleaners need a licence in WA?

No. Window cleaning is not a licensed occupation in Western Australia, and there is no register of window cleaners to check a name against. The only licensing that can apply is for the equipment: a boom-type elevating work platform with a boom of 11 metres or more needs a class WP high risk work licence, and erecting scaffolding needs a class SB, SI or SA licence. Neither applies to a normal house clean.

Why is the operator with the most reviews not always first?

It usually is, but the score is weighted rather than raw. A rating from very few reviews is pulled toward the category average, because a perfect score from 9 reviews is much weaker evidence than a perfect score from 162. On this list the top operator wins on both counts at once.

Is a business without a published address a worse choice?

Can hard-water stains be removed from glass?

Sometimes. Light mineral deposit from reticulation overspray usually comes off with an acid wash.
