Best roofers in Stirling and Scarborough (2026)

Representative image, not a photo of a specific listed business.

These are the best-rated roofers working across Stirling and Scarborough, from the beachfront at Scarborough, Trigg, North Beach and Watermans Bay, back through Karrinyup, Gwelup, Carine, Doubleview, Innaloo, Woodlands and Wembley Downs, and inland across Stirling, Balcatta, Osborne Park and Hamersley. They’re ranked on real Google reviews, not on who paid us. Roofing is a service-area trade, run out of a ute and a yard rather than a shopfront, so this is an honest read of the top ten roofers that genuinely service this corridor: a mix of outfits based right here in the inner north and established Perth roofing companies that cover the area. Below you’ll find what roofing work really costs in 2026, why living this close to the beach is so hard on a roof, when the law says you need a licensed roof plumber or a registered builder, the door-knock scams to watch for, and a quick checklist before you let anyone climb onto your roof.

How we ranked these

  • Google reviews do the ranking. We start with every roofer’s live Google star rating and the number of reviews behind it, pulled fresh from Google Maps.
  • Rating, weighted by volume. A 5.0 from a job or two isn’t proof yet, so we weight the score by review count. A proven rating from dozens or hundreds of customers sits above a perfect score from a handful, which is why Roof Restorations Perth WA (4.9 from 238) and Powerdrive (4.9 from 205) lead the page ahead of smaller five-star outfits.
  • Roofers that actually service this corridor. Roofing is a mobile trade, so most good roofers cover a wide slice of the metro. Every business here services Stirling and Scarborough. Some are based right in the inner north, Perth Re-Roofing and Virtue Roofing in Osborne Park, Moylan Roof Tiling over in Karrinyup and All-U-Need in Balcatta, and the rest are established Perth roofing companies that regularly work this corridor. We’ve flagged which is which so you know who’s local.
  • Roofers, not supply houses or handymen. A roofing search on Google pulls in a bit that isn’t a roofer: a general property-maintenance business, roofing-material suppliers and a couple of firms with no reviews yet. We left those out, along with anything sitting below a genuine rating and review bar. What’s left is roofers and roof plumbers.
  • Paid spots are labelled, and never jump the queue. When a business pays for a “Featured” spot it’s marked as such. The review-based order below does not change to favour a payer. Right now, no spots are sold.

A 4.9 held across 238 reviews is the biggest, most-tested track record on this page, and in roofing, where one bad job in a wet week can drag a score down, keeping the rating that high over more than two hundred customers is about the strongest signal you’ll find. They run as a service-area business covering Perth, this corridor included, and specialise in the bread-and-butter work up here: cleaning, rebedding and repointing tired tile roofs and chasing down leaks. With this many recent reviews to read through, they’re also the easiest outfit on the page to sanity-check for yourself before you book. A safe first call for anything tile-restoration related.

A 4.9 across 205 reviews is a genuinely proven record, and holding a score that high over more than two hundred jobs tells you the quality has stayed consistent, not lucky. They cover the metro including the whole Stirling and Scarborough corridor and handle restorations, re-roofs, repointing and gutter work. When a roofer carries this many happy customers, you’re buying a very well-tested outfit, and the steady stream of recent reviews makes them easy to check before you commit.

A clean 5.0 across 53 reviews is a strong record, and this one is based right in the corridor at Osborne Park, so they’re genuinely local to Stirling, Scarborough and the inner-north suburbs. As the name says, re-roofing is their thing, replacing worn tile and metal roofs outright, along with the metal and tile work either side of that. If your roof is past a restoration and you want a local outfit with an unblemished score to price a full replacement, this is a confident pick.

Also working Stirling and Scarborough, still building their reviews

These are other roofers we found genuinely operating around the corridor. They look the real deal, but they’ve only got a handful of reviews on Google so far, so we haven’t ranked them yet. We’d rather be upfront about that than dress a few reviews up as a proven record. As their feedback grows they’ll move into the ranking above. Worth a quote if you’re chasing a few prices: Prompt Roofing (4.8 from 20), Guttersperth (4.7 from 39, if your job is guttering and downpipes), Perth Skyline Roofing (5.0 from 13) and Immaculate Roof and Gutter (5.0 from 12). A couple we left off on purpose: ROOFTEC carries a fair few reviews (41) but sits on a 3.8, and Climate Roof Restorations at 4.1 also sits below the ratings the roofers above are holding, so neither made the ten. If your job is guttering, downpipes or a full metal re-sheet rather than a tile restoration, remember that in WA that’s roof-plumbing work and should be done by a licensed plumber, so ask to see the licence.

What roofing actually costs in Stirling and Scarborough (2026)

Nobody likes ringing a roofer blind on price. These are honest WA ballpark ranges for the common jobs, GST included. They’re a guide to keep you from being overcharged, not a quote. Roofing covers a huge spread, from chasing a single leak to re-sheeting a whole house in Colorbond, so treat these as rough bands and get your own job priced in writing after someone has actually been up and looked. In this corridor a lot of the work is tile restoration on the established inner-north suburbs and metal-roof, gutter and salt-corrosion repair work on the beachfront homes, and both swing the numbers around a lot depending on roof size, pitch and access.

JobTypical WA rangeWhat pushes it up
Leak find & repair callout$150-$500Tile vs metal, roof pitch and access, extent of the fault
Ridge capping rebed & repoint (whole roof)$1,500-$4,500Roof size, steep pitch, two-storey, condition of the old mortar
Full tile roof restoration (clean, repoint, recoat)$3,000-$8,000Roof size, tile condition, number of coats, broken tiles to swap
Gutter & downpipe replacement (whole house)$2,000-$6,000Lineal metres, fascia condition, two-storey access, leaf guard
Fascia & gutter combo replacement$3,500-$9,000Timber vs metal fascia, height, full perimeter
Re-roof: tile to Colorbond metal (whole house)$15,000-$35,000+Roof size and pitch, insulation blanket, battens, structural sign-off
Colorbond re-sheet (replace existing metal roof)$12,000-$30,000Area, sheet profile and marine grade, insulation, flashings
Whirlybird or roof vent (each, installed)$250-$550Tile vs metal, number of units, powered vs passive

Asbestos roof removal & replacement$15,000-$40,000+Licensed removalist, safe disposal, full re-roof to replace

Stirling and Scarborough are really two roofing markets sitting side by side. The established inner-north suburbs, Karrinyup, Gwelup, Carine, Doubleview, Innaloo, Woodlands and Wembley Downs, are mostly concrete and terracotta tile roofs from the 60s through the 90s, and up here the bread-and-butter work is restoration: rebedding and repointing the ridge caps, swapping cracked tiles, and cleaning and recoating a tired roof so it sheds water and looks the part again. Then there’s the beachfront, Scarborough, Trigg, North Beach and Watermans Bay, where the story is corrosion. This is some of the harshest coastal exposure in the metro, right on the Indian Ocean, and the salt-laden air eats metal roofs, gutters, screws and flashings for breakfast. Near the water you want the correct marine or coastal grade of Colorbond and stainless or galvanised fasteners, or the roof streaks, rusts and fails years before its time. On top of that the whole corridor cops the winter storm fronts rolling straight in off the ocean, so blocked or undersized gutters, loose ridge caps and worn valleys are exactly where the leaks show up first. One legal line worth knowing: metal roofing, guttering and downpipe work is plumbing work in WA and should be carried out by a licensed plumber, and a full re-roof or any structural roof change generally needs a registered building contractor and may need engineering sign-off (see the FAQ below).

Don’t get ripped off: red flags

  • The door-knocker who “noticed your roof”. A roofer who turns up unannounced saying they spotted a problem from the street, and can start today at a special price, is running the oldest play in the trade. This corridor gets worked hard by them. Never sign on the spot. Get your own independent quotes.
  • Pushed into a full restoration when a repair would do. A few cracked tiles or a leaking valley is a repair, not a reason to recoat the whole roof. If someone jumps straight to a five-figure restoration without pricing the actual fault, be wary.
  • “Roof painting” sold as restoration. A proper restoration cleans, rebeds and repoints the ridge caps, replaces broken tiles and then recoats with a prepared membrane system. A quick spray of paint over an unprepped, unrepaired roof peels and flakes within a couple of years. Ask exactly what prep and repair is included.
  • Cheap fixings on a beachfront roof. Near the coast, standard screws and the wrong grade of Colorbond corrode fast. If a quote for a Scarborough, Trigg or North Beach home doesn’t mention marine-grade sheeting and stainless or galvanised fasteners, that’s a corner being cut where it matters most.
  • No roof plumber’s licence for metal or gutter work. In WA, metal roofing, gutters and downpipes are plumbing work. If someone is re-sheeting your roof or replacing guttering without a plumbing licence, that’s a problem, not a saving.
  • No mention of asbestos on an older roof. Some pre-1990 roofs and eaves contain asbestos. A roofer who wants to cut, drill or remove old sheeting without testing or a licensed removalist is putting your household at risk.
  • No safety gear for working at heights. Roof work is high-risk. No harness, no roof anchors, no scaffold on a two-storey or steep roof means no proper safety system, and the liability can land on you.
  • Big cash deposit up front, no ABN, no receipt. A modest deposit for materials is normal. Handing over a big slab of the job in cash with no paperwork means no warranty and no comeback.
  • Vague warranty and no product detail. A real restoration quote names the membrane or coating brand, the number of coats, and the workmanship warranty. “Ten-year warranty” with nothing in writing about the actual products is worth very little.

Before you hire: quick checklist

  • Written, itemised quote. After they’ve actually been up on the roof, get the scope in writing: the fault, the repair, the coating brand and number of coats, the gutter and flashing work, and who supplies what.
  • Right licence for the work. For metal roofing, gutters and downpipes, check the business holds a plumbing licence. For a full re-roof or structural change, check they’re a registered building contractor or work under one. For tile restoration and repointing, a proven roofer with reviews and insurance is fine.
  • Insurance and heights safety. Ask for current public liability cover and sight the certificate, and check they use proper harnesses, anchors or scaffold on your roof.
  • Right materials for the coast. On a beachfront home, confirm the correct marine or coastal grade of Colorbond and stainless or galvanised fixings on metal work, and a proper prepared membrane system on a tile restoration, not the cheapest spray.
  • Asbestos check on older roofs. On a pre-1990 roof or eaves, confirm testing and a licensed removalist before anyone cuts or removes sheeting.
  • Recent photo reviews. Look for recent, specific reviews, ideally with before-and-after photos of similar local jobs, restorations, re-roofs or gutter replacements. A steady stream beats one old burst.
  • Warranty in writing. Get the workmanship warranty, and the product warranty on any coating or sheeting, in writing alongside the quote.

Frequently asked

How did you rank these roofers?

By their live Google star rating and the number of reviews behind it, pulled from Google Maps. We weight the rating by review volume so a proven score from dozens or hundreds of customers isn’t leapfrogged by a perfect score from a handful, which is why Roof Restorations Perth WA (4.9 from 238) and Powerdrive (4.9 from 205) lead the page. Roofing is a service-area trade, so rather than insisting every business sits inside the cluster, we checked each one genuinely services Stirling and Scarborough, and flagged which are locally based (Perth Re-Roofing and Virtue in Osborne Park, Moylan in Karrinyup, All-U-Need in Balcatta) versus established Perth companies that cover the corridor. Suppliers, a general property-maintenance firm and no-review newcomers were left out; ten roofers cleared the bar.

Which suburbs does this cover?

The coastal and inner-north stretch of the City of Stirling. That runs along the beach through Scarborough, Trigg, North Beach and Watermans Bay, back through Karrinyup, Gwelup, Carine, Doubleview, Innaloo, Woodlands and Wembley Downs, and inland across Stirling, Balcatta, Osborne Park, Hamersley, Nollamara and Tuart Hill. Every roofer in the ranking services that catchment.

Are these paid placements?

No. This list is ordered on Google review data. Businesses can pay for a “Featured” spot at the top, which is clearly labelled, but paying never changes the review-based order below. As of this update, no spots are sold.

Do roofers need a licence in WA?

It depends on the work. Metal roofing, guttering, downpipes and rainwater work are plumbing work in Western Australia and must be carried out by a licensed plumber registered with the Plumbers Licensing Board. Tile roof restoration, repointing and recoating are not a separately licensed trade, so there a proven roofer with reviews and insurance is what you want. And a full re-roof or any structural roof change is building work: residential building work valued over $20,000 must be carried out or supervised by a registered building contractor, and may need engineering sign-off. This is general information, not legal advice, so check your specific job with the relevant WA authority if you’re unsure.

Restoration or a full re-roof, which do I need?

A restoration suits a structurally sound tile roof that’s just tired: it cleans, rebeds and repoints the ridge caps, swaps cracked tiles and recoats the roof, and it’s the cheaper path. A re-roof replaces the roof entirely, which is what you need if the tiles or sheets are failing, the roof leaks in multiple places, or you’re going from old tile or asbestos to Colorbond metal. A good roofer will tell you honestly which one your roof actually needs, and price the repair option rather than pushing straight to the big job.

Why is a Scarborough beachfront roof harder than one inland?

Salt. The homes along Scarborough, Trigg, North Beach and Watermans Bay sit in about the harshest coastal exposure in the metro, and salt-laden air corrodes metal roofs, gutters, screws and flashings far faster than a few kilometres inland. Near the water you want the correct marine or coastal grade of Colorbond and stainless or galvanised fasteners, not the cheapest option, or the roof rusts and streaks years early. Strong UV and the winter storm fronts off the Indian Ocean test every valley, gutter and loose ridge cap on top of that. A roofer who knows this coast will spec the materials for salt and set the roof up to shed water hard.

Tile or Colorbond metal in this corridor?

Both are common. The established inner-north suburbs are mostly concrete or terracotta tile, which restores well and looks great when it’s done properly. Newer builds and a lot of the coastal replacements are Colorbond metal, which is lighter, quick to install and handles the wind well. Near the coast, metal needs the right grade for salt exposure, and tile needs sound ridge caps and a proper coating to shrug off the sun and storms. The right choice usually comes down to your existing roof structure, your budget and the look you want.

Someone knocked on my door offering a cheap roof restoration. Should I?

Be very careful. Unsolicited roof restorers who “noticed your roof from the street” and can start today at a one-off price are a well-known trap, and the inner-north suburbs get doorknocked a lot. High-pressure sales, a big cash deposit and a rushed job with cheap coatings is a common outcome. Never sign on the spot. Take their details, then get two or three independent quotes from roofers you can check on Google, like the ones ranked above, before you commit to anything.

How much does a re-roof or restoration cost here?

As a rough 2026 guide, a full tile roof restoration commonly runs about $3,000 to $8,000 depending on roof size, tile condition and the number of coats, while a full re-roof from tile to Colorbond metal typically lands somewhere from $15,000 to $35,000 or more once you factor in size, pitch, insulation and structural work. Gutter and downpipe replacement across a house is usually $2,000 to $6,000. Beachfront jobs, where marine-grade materials are a must, and two-storey homes sit at the higher end. Always get it priced in writing after someone has been up and inspected the roof.

How often is this page updated?

Monthly. Ratings and review counts move, new roofers earn their spot, and we re-pull the data so the list stays honest and current. As the corridor’s newer roofers build up reviews, expect this list to shift.
