Two topcoats over a primer or undercoat is the standard for a finish that lasts; a single “colour over” is cheaper but rarely goes the distance, and in Broome’s sun and humidity it goes even less. Broome is really a couple of housing types in one market. There’s the older stock through Old Broome, Chinatown and the original town: fibro, weatherboard and elevated tropical homes built decades ago, which can carry both lead paint and asbestos-cement sheeting, so the prep has to be done carefully rather than dry-sanded. And there are the newer rendered and block homes out through Djugun, Bilingurr, Cable Beach and Roebuck, where the watch-points are hairline cracks in the render and two-storey access. Over the top of all of it sits the thing that makes painting in Broome its own game: the climate. The monsoonal Wet from about November to April brings heavy rain and sticky humidity that stops exterior paint curing and drives mould, so the exterior painting window is really the Dry season. On top of that the hard tropical UV chalks and fades exposed walls fast, the red pindan dust stains and has to be washed off before a brush goes near a wall, and the coast at Cable Beach and the town beaches adds salt to the mix. That is exactly why timing, prep and a quality system are worth paying for up here. Painting is not a licensed trade in WA, so a detailed written quote and current insurance count for a lot (see the checklist below).

Don’t get ripped off: red flags

  • Quoting to paint the exterior in the Wet or the build-up. This is the big one in Broome. Paint won’t cure properly in high humidity and rain, and painting over damp walls traps moisture and grows mould under the film. A painter who knows the town plans exterior work for the Dry season and won’t promise to spray your outside walls in February. If they wave the timing off, walk.
  • No written quote naming the paint and the number of coats. “We’ll give it two coats” said out loud is not a spec. Get the product, sheen and coats in writing, or you have no way to prove what you paid for.
  • No prep line on the quote. Washing, sanding, filling, gap-sealing and masking are most of a good paint job. In Broome that also means washing off pindan dust and coastal salt, and treating any mould before it gets painted over. If the quote is all “paint” and no “prep”, the finish will chalk, stain and peel fast up here.
  • No care around fibro and old paint on older homes. A lot of the older homes through Old Broome and Chinatown are fibro or pre-1980 painted surfaces, which can mean asbestos-cement sheeting and lead-based paint. Dry-sanding either one spreads dangerous dust through your yard and home. A proper painter wet-scrapes, contains and cleans up, and won’t cut into fibro without the right precautions.
  • No mention of mould, salt and UV on the exterior. A painter who quotes a Broome exterior the same as a Perth job hasn’t thought about where they are. Mould left under the paint, salt not washed off, and a cheap system that can’t take the tropical sun will all show up within a couple of years. The right answer is a mould treatment, a proper wash-down and a quality UV-stable exterior system.
  • Vague, inflated freight or travel charges. Some loading for freighting materials this far north, or for reaching a block out towards Roebuck or the Cape, can be fair, but it should be a clear line on the quote, not a fuzzy number that balloons. Ask what the freight component actually is.
  • Big cash deposit up front, no ABN, no receipt. A modest deposit for materials is normal. Handing over half the job in cash with no paperwork means no warranty and no comeback, and in a town this remote, chasing an operator who has left is nearly impossible.
  • No public liability insurance. Overspray and splatter on your roof, paving, windows or a neighbour’s place is your problem if they’re not insured. Ask to see the certificate.

  • Written quote. Itemised and in writing, naming the paint brand and product, the sheen, and the number of coats, with prep included. Do this before work starts.
  • Right time of year. For exterior work, confirm they’re planning it for the Dry season, not the Wet or the humid build-up. It’s the single biggest factor in whether a Broome paint job lasts.
